Urgent repairs and the NSW rules

Under NSW tenancy law a burst pipe, a broken hot water system, a blocked or broken toilet, a serious leak and a gas leak are urgent repairs the landlord has to fix promptly, and a tenant who can't reach you can arrange the repair themselves and claim it back up to a set amount.

Strata

In a villa or unit block the question that decides who pays is whether the pipe is inside the lot or part of the common property, and it's rarely obvious from where the water's coming out. We find the fault, say plainly which side of the line it's on, and photograph it so the committee has evidence rather than an opinion.

The villa estates around Erina and Kincumber are where most of our strata work is, and the hot water units in those estates are reaching replacement age in batches, which is worth planning rather than doing one at a time as they fail.

Retirement villages and commercial

We build to your occupational therapist's plans and provide a detailed quote your plan manager can work from. For aged-care residents and their families, the same bathroom is what lets someone stay in their own home, and it's usually a smaller job than people expect.
