Roof plumbing, gutters and downpipes on the Central Coast

What does roof plumbing cover?

ZC Plumbing repairs and replaces gutters, downpipes and roof drainage across the Central Coast, on single and two-storey homes. The work is done by our own licensed plumbers, and because we're drainage plumbers as well, we check where the water goes once it leaves the downpipe, which is where most overflowing gutters actually start.

How do I know my gutters or downpipes need work?

Gutters overflowing in heavy rain, water pouring off one corner of the roof, a downpipe that's split or come away from the wall, rust lines on the fascia, sagging runs, and water pooling against the house after a storm. Inside, a damp ceiling near an outside wall can be a gutter problem rather than a roof one.

Should I repair or replace my gutters?

A leaking joint, a loose bracket or one damaged length is a repair. Gutters rusted through in more than one place, or sagging along the run so the water sits instead of falling to the outlet, are a replacement, because patching steel that's rusting from the inside only moves the leak along. We'll tell you which from a photo, before anyone gets on a ladder.

Most new gutters we fit are quad, the most popular profile on the Coast, coloured to match the roof or the fascia, with the fall set to the outlets and new downpipes where the old ones are past it. Every replacement is quoted for the house, because the price depends on the length of guttering, the height and how easy the site is to work on.

What gutters last near the beach?

From Wamberal to Avoca the salt air gets into gutters and fixings faster than anywhere else on the Coast. All the guttering we fit is coated, and for houses right on the beach we fit a heavier-duty coastal grade made to hold up to salt spray, so the new gutters last as long as they should rather than rusting out early.

Can you do two-storey homes without scaffolding?

Yes. Rather than scaffolding, we usually reach the gutters with machinery and work in a harness, which saves you the cost of setting up and pulling down scaffolding, and on most houses gets the job done sooner.

Why do my gutters overflow when they aren't blocked?

A downpipe is only as good as the drain it runs into. If the stormwater line underneath is blocked with sand, leaves or tree roots, even new gutters overflow, because the water has nowhere to go. We put our own camera down the stormwater line when the gutters keep overflowing, and clear or repair it in the same job, the blocked drains side of what we do.

Downpipes can also feed a rainwater tank, and we install and plumb tanks through to the garden, the laundry or the toilets, with the pump sized to the house.

Do you clean gutters too?

Yes, and we fit gutter guard. Gutters full of leaves overflow just like broken ones. There's more on our gutter cleaning page.

Strata and property managers

Gutters and downpipes are one of the most common maintenance jobs on villa and unit blocks, and they come with the same photos, short report and invoice to the agency as everything else we do. There's more on our strata, real estate and commercial page.

Roof plumbing questions

Both. We repair leaking joints, brackets and single lengths, and replace whole runs when the gutter's rusted through or sagging.

Quad is the most popular, coloured to match the roof or the fascia. All of it is coated, with a heavier-duty coastal grade for houses right on the beach.

Usually the downpipe or the stormwater line under it is blocked, or the gutter has lost its fall to the outlet. We check both.

Yes. We usually use machinery and a harness instead of scaffolding, which saves the set-up cost.

Yes. We install tanks and plumb them through to the garden, the laundry or the toilets, with the pump sized to the house.
